Edge Water Beach Resort Project

The Edge water Hotel in Naples is an all-suite, boutique style hotel with 125 one & two bedroom accommodations with living and dining room, bathroom and fully equipped kitchens. Ingemel was hired by BSSW architects for the Mechanical, Electrical and Plumbing design for the hotel renovation.

Doral Golf Spa Resort

Participated and won, with Siemens Building Technology a merits Contest, competing with the two largest Air conditioning Equipment manufacturers , for a major Design and Built contract, for the remodeling of the Doral Golf and Resort Club, Florida, USA.

Cibao Hotel Convention Center

INGEMEL S.A., was retained for the Five-Star “Grand Hotel and Convention Center –Cibao”. The complex consists of two adjoining Buildings, one for the Hotel and Main Guest Services,(550 Rooms) and the other for a large convention Center (Approx 3,000 people).

Ingemel was hired by BSSW architects for the Mechanical, Electrical and Plumbing design for the hotel renovation. Ingemel’s responsibility started with a field survey of all existing infrastructure and equipment.

Scope of work included all design drawings, of existing infrastructure and equipment that as per our recommendation was to remain, and design drawings for the remodeled 125 suites, the new coastal restaurant and kitchen, the lobby and the new pool bar. Ingemel also assisted CRI the owners rep with field support and commissioning during all the phases of the construction.

Field survey’s, design and construction of the whole project was performed with hotel occupancy and with minimum disturbances to the hotel operation.

Doral Golf Spa Resort   

INGEMEL S.A. Participated and won, with Siemens Building Technology a merits Contest, competing with the two largest Air conditioning Equipment manufacturers , for a major Design and Built contract, for the remodeling of the Doral Golf and Resort Club, Florida, USA.

Within the Mechanical scope of work, was the construction of a New Central Chilled Water Plant, to replace existing Plant, serving the Club-House, the Spa Building & Hotel Center, as well as some of the adjacent lodges. The new Plant needed to also accommodate the cooling load required to serve the new Ball Room facility, simultaneously under construction at the time.

Among the challenges to the design, and construction of the new 2,200 Tons Cooling Plant, were : budget limitations, Mechanical Equipment Room size, factory prefabrication and testing, so field assembly was in the shortest possible time, to avoid construction disturbances to guests; and above it all, the plant had to be the most energy efficient at the time.

Chilled Water was distributed through underground piping to serve the old buildings and the new Ball-Room, re-using some of the existing piping.

Also within the scope of work was the replacement of more than Forty Air handling Units and the refurbishing, in place, of more than twenty units, upgrading AHU’s Rooms to comply with Building Codes and new applicable ventilation requirements. All this work had to be preformed in odd hours, so as not to disturb or interrupt the normal club operations.

Similar challenges, limitations and requirements as previously described were encountered in the design and installation of the new Steam Boiler Central Plant, needed to replace the two existing 350 BHP Steam boilers, serving the Club-House’s kitchens, comfort heating and domestic hot water systems ,the laundry and some other users.

The Electrical design scope included the provision of new electrical service to feed the new central cooling plant, design of the new main switchboards & motor control center for all new equipment, and electrical upgrade of existing 12000 amp infrastructure. Within the design of the new main electrical switchgear was the design of new motor control centers and the implementation of new electrical room & electrical distribution system for the main club house and the ball-room.

One of the major challenges was to design in stages such that installation was performed, with minimum disturbance of the club operation, to avoid loss of revenue and inconvenience to guests.

Cibao Hotel Convention Center Project

INGEMEL S.A., was retained for the Five-Star “Grand Hotel and Convention Center –Cibao”. The complex consists of two adjoining Buildings, one for the Hotel and Main Guest Services,(550 Rooms) and the other for a large convention Center (Approx 3,000 people).

Both Buildings were to be served by a Central Cooling Plant of approximate 1,650 Tons., of refrigeration, with the possibility to be expanded in the future to approx 2,500 Tons, to serve future buildings projected also as part of the Hospitality complex.

INGEMEL’S consulting work started at an early stage of the architectural design, where several technical and economical evaluations were made, in coordination with the Customers Representative and the Team of Architects, Civil Engineers, and financial consultants, to determine the best type of glass, and the most convenient combination of insulation and roof construction materials, to save substantial costs in the initial investment of the Air conditioning systems, in the Buildings Electric infrastructure, as well as, and not less important, in the energy of operation of all the mechanical systems.

Building’s Pyramid Shape, with a very large glass to wall ratios and extended areas of exposed roof would have required otherwise larger Chiller Plant Capacity. Several available technologies to recover heat, to pre-cool outdoor ventilation air, were properly applied to the design of the Air conditioning systems for both Buildings, which made this complex a very energy efficient building, with optimized installation and operational Costs, and role model for the Country

A multi-discipline Building Management System (BMS) was also designed to make the mechanical systems automatically operated, with minor operator’s intervention and to guarantee that design philosophy to save energy was permanently maintained, regardless of the buildings occupancy.

Detail coordination with other engineering trades was an unavoidable objective from the beginning of the design project, which avoided costly delays and conflicts, among the different discipline contractors, during the construction stage.
